Six steps, and you will know each one
This is the order of operations I use with first-time buyers, move-up buyers, and relocating clients alike. It does not change with the market; the details do, and that is where the strategy lives.

Pre-approval with a lender we trust, plus a clear picture of closing costs and monthly payment.

Budget, communities, home type, lot, and the non-negotiables that shape a focused search.

Tour your shortlist
Weeks of obsessing avoided. We visit the few that fit, and I prepare you on each one.

Write the offer
Price, terms, and contingencies chosen to compete or to negotiate, depending on the pool.

Due diligence
Inspection, appraisal, and title review with timelines I manage against the contract.

Close with clarity
Documents explained, funds wired properly, and keys in hand on the agreed date.
Costs to plan for
The price tag is not the whole number
The listing price is where the conversation starts, not where it ends. Plan for the costs around the purchase so the numbers never surprise you:
- An earnest money deposit, credited to the sale when the deal closes.
- A home inspection, plus specialty inspections a property may warrant.
- An appraisal, arranged through the lender as part of financing.
- Closing costs, which your lender itemizes in a closing estimate before you commit.
- Moving, utility deposits, and the first round of small home projects.
Your lender provides the official estimate; I make sure you understand every line it contains before we open escrow.
New construction
You can buy new construction with real representation
A common question I hear: do I need an agent for new construction in Idaho? It is a good one. The agent working the builder's sales office is there to sell you the builder's homes. That is their job.
When you are represented, you get someone whose job is you: reviewing the contract's dates and upgrade terms, explaining what genuinely matters in a walkthrough, and negotiating on your behalf from the first meeting. We go over the compensation structure before we ever visit a model home, so the finances are clear up front.
