Boise

The region's urban core and capital

Boise is where the Valley's energy concentrates: a walkable downtown with the statehouse and a lively food scene, the Boise River and the extensive Green Belt trail system, and hillside neighborhoods above it all. The city carries the widest mix of housing, from established intown bungalows to mid-century foothills houses to new construction on the edges.

  • You will commute into downtown Boise regularly.

02 · Treasure Valley area

Eagle

River, space, and lower density northwest of Boise

Eagle runs along the Boise River between the river and the foothills, keeping a low-density, semi-rural character. It is where much of the Valley's custom and higher-end inventory lives, with plenty of half-acre to multi-acre lots, and it touches Green Belt access and Eagle Island State Park. Buyers who want room, river recreation, and a quieter rhythm tend to land here and adjust their commute expectations.

03 · Treasure Valley area

Meridian

The Valley's largest suburb and its busiest builders

Meridian is one of Idaho's fastest-growing cities and the region's biggest suburb. Its master-planned communities, deep retail corridors such as The Village at Meridian, and constant new construction give buyers the widest inventory in the Valley. Close to I-84, it is convenient for commuters who work along the corridor, with the trade-offs of denser neighborhoods, busy arterials, and HOAs in most communities.

  • You want convenience, amenities, and choices within minutes.
  • New construction is high on your list.
  • A suburban, master-planned pace suits you.

04 · Treasure Valley area

Star

The small town on the Valley's western edge

Star sits along the Boise River at the western edge of Ada County, historically a farming crossroads. In recent years it has grown into one of the fastest-growing small towns in Idaho while keeping a slower, more easygoing feel. Its newer homes often deliver more square footage and more land per dollar than closer-in suburbs. The trade-off is a longer commute into downtown Boise, especially in peak hours.

A good fit when

  • You want the quietest, most small-town version of the Valley.
  • Newer construction and land-to-budget ratio matter most.
  • You can accept a longer commute to the city center.

05 · Treasure Valley area

Boise Foothills

Hillside living inside Boise city limits

The Foothills are not a separate city but the hillside neighborhoods north and east of downtown Boise. They deliver panoramic valley views, immediate trail access, wildlife, and a retreat feel that is still minutes from the city. The housing mixes modern, mid-century, and contemporary hillside homes. Hillside lots bring their own engineering, driveways, and site costs, worth planning for.

  • Views and outdoor access rank above flat and easy.
  • You want quiet retreat energy within a short drive of downtown.
  • You will happily invest in hillside site considerations.

Context

A few numbers and a note on schools

School districts: most of Eagle, Meridian, and Star are served by the West Ada School District, while Boise and its Foothills neighborhoods are served by the Boise School District. (Some areas fall in other districts.) Boundaries shift at the neighborhood level, so we always verify the actual school assignment for a specific address before you commit.

Population context comes from 2024 Ada County estimates: Meridian around 142,800, Eagle around 36,300, Star around 19,900. The Foothills are Boise neighborhoods, not a separate city. See the Ada County demographics report.
