How do I find out what my home is worth?

Short Answer

Online estimates are a starting point, not an appraisal. A comparative market analysis uses recent sold homes like yours, adjusted for condition, updates, and location. For the latest Ada County numbers, see What's happening in the Boise area housing market right now, but your address deserves its own analysis.

Published Updated

Your home is worth what a ready, qualified buyer will pay for it in today's market, not what an algorithm guesses. In the Boise area, known locally as the Treasure Valley, the reliable number comes from the ground up: recent sales of comparable homes in your neighborhood, read against current buyer activity. For the latest Ada County numbers, see What's happening in the Boise area housing market right now. A county median does not price your address. Your home's analysis does.

How I build a value

I start by selecting the most comparable recent sales: homes in your neighborhood with a similar size, age, condition, and lot. Then I adjust for the details the data sheets miss: an updated kitchen, a finished basement, a corner lot, a view, or a busy street. Finished square footage, updates, and condition move the number more than almost anything else, and those are exactly the things automated estimates cannot see.

Why online numbers drift

Automated estimates blend county records, tax assessments, and broad sales trends. That can leave them a meaningful distance from reality, especially for homes with unique features, recent renovations, or neighborhoods where sales happen infrequently. I regularly see estimates that are simply off for a specific address, which is why I never quote one as a value.

The context around the number

A value with no context is just a number. I show you the sales I used, the adjustments I made, and the way current inventory and buyer demand affect your position. That context is what lets you act: pricing a listing, deciding on repairs, or planning your next move with equity in mind. You deserve to understand the why behind the number, not just the number itself.

A note on timing

A value is a snapshot, not a promise. Markets move, and an analysis from six months ago can be stale by the time you act. I keep valuations current, pulling fresh sales and watching new listings, so the number we work from matches the market you will actually sell into.

How we use the number

The value analysis is a tool with a purpose. If you are listing, it sets the price position and the negotiation room. If you are deciding between selling and staying, it shows what your equity could do for you. If you are planning an estate or a transfer, it gives you a defensible number to work from. Tell me the decision you are facing, and I will frame the analysis around it, so the number does real work instead of sitting in a folder.

Getting your number

Ask me for a written pricing analysis for your address. There is no obligation, and you keep the report either way. I will show you what the market is telling us about your home, explain the reasoning, and run the scenarios from there if you are weighing a sale. The home value page explains what the analysis includes, and the seller guide covers what happens after we set the price.

Sylvia's Advice

Sylvia Dorrance

I have seen too many homeowners make decisions on an online estimate that turned out to be a long way from what their home actually commanded. The number that matters is the one built from homes like yours, in your neighborhood, in the last few months. That is how I price listings and how sellers plan their next move with real equity in mind. Ask me for a written pricing analysis for your address. There is no obligation, you keep the report either way, and you leave knowing what the market is telling us about your home and why.
