Frequently asked questions
What's included in a monthly mortgage payment?
Most payments include principal and interest, plus property taxes and homeowners insurance, often paid through an escrow account. Some homes also have HOA fees, and many loans with less than 20% down, and FHA loans, include mortgage insurance.
Why doesn't this calculator show an interest rate?
Rates change often and depend on your credit, loan type, and lender, so a rate posted here would quickly be out of date. Enter the rate your lender quoted for the most accurate estimate.
How does my down payment change the payment?
A larger down payment means a smaller loan, which lowers your principal and interest. Putting 20% or more down on a conventional loan usually means no mortgage insurance.
Where can I find property tax and insurance amounts?
Listing details often show the most recent property taxes for a home, and the county assessor's office has official records. For insurance, ask an insurance agent for a quote on the specific home. Read more in How do property taxes work in the Boise area?
Is this estimate the same as a pre-approval?
No. A pre-approval comes from a lender after reviewing your income, credit, and assets. See How do I get pre-approved for a mortgage in Idaho?
